Florida 4-Point Inspection Prep Calculator
Enter the year your home was built and the years the roof, water heater, AC and electrical panel were installed or updated. The calculator shows each age and where your roof stands under Florida's 15 year roof age rule, so you know what the inspector will record. We do not publish inspection prices because we do not have verified Florida price data yet.

How the numbers are worked out
Ages are this year minus the year you entered. The roof line compares your roof's age with the 15 year threshold in section 627.7011(5), Florida Statutes. The 4-point form records the roof, electrical, plumbing and HVAC, so having these years and any permits or invoices ready makes the visit faster.
Each insurer sets its own acceptance rules for older systems, so ask your agent what they need.

Common questions
What does a Florida 4-point inspection cover?
Four systems: the roof, the electrical system, the plumbing and the heating and air conditioning. The inspector records the type, age and condition of each on the form your insurer asks for.
Can my insurer refuse my policy because of roof age?
Not solely because of age if the roof is under 15 years old, under section 627.7011(5), Florida Statutes. For a roof 15 years or older, the insurer must let you get an inspection first, and a roof with 5 or more years of useful life left cannot be refused on age alone.
Who can sign a 4-point inspection?
A verifiable Florida licensed home inspector, general, building or residential contractor, or building code inspector. Citizens also accepts a Florida licensed architect, engineer or building code official. See our 4-point inspection page for details, and check your insurer's form.
Why don't you show what a 4-point costs?
We only publish numbers we can back with real data, and we do not yet have enough verified Florida inspection prices. Request quotes from licensed inspectors and compare.
