Privacy Policy

Stephens Quantum LLC, doing business as Florida Home Network, explains here what we collect and why.

What we collect

• Homeowners: the ZIP code and job details you enter, and, if you send a quote request, your first name, email and message. We do not ask for your street address.
• Free homeowner and landlord accounts (optional): your email address, a password stored only as a salted scrypt hash (we can never see it), the lists you create, the pros you save, the private notes you write, and your alert setting. We never ask for a phone number. Notes are private: companies cannot see them, and neither can other users.
• Business owners: your email, name, role, business details you edit, photos you upload, and billing details processed by Stripe (we never see full card numbers).
• One request to several companies: your first name, email, ZIP, job details and the companies you picked. We confirm your email with a one-time code and keep a hashed network address to stop spam.
• Landlord Pro: your email, optional company name, property names, ZIP codes and notes, your preferred-contractor roster, and your request history. Your roster is private to you.
• Automatically: pages viewed and clicks, recorded with a daily-rotating anonymous hash (our own logs set no tracking cookies; business owners get one sign-in cookie). Approximate location from your IP address (city level, using DB-IP), and precise location only if you tap "Use my location". On the public site we also use Google Analytics 4, as explained under Analytics and your choice below.
• Automatically: pages viewed and clicks, recorded with a daily-rotating anonymous hash (our own logs set no tracking cookies; signed-in account holders and business owners get one sign-in cookie, which is HttpOnly and used only to keep you signed in). Approximate location from your IP address (city level, using DB-IP), and precise location only if you tap "Use my location". On the public site we also use Google Analytics 4, as explained under Analytics and your choice below.

How we use it

To show results, keep your saved lists and notes, email you a one-time sign-in link when you ask for one, send the saved-pro update alerts you chose (weekly, as they happen, or off; every alert has a one-click unsubscribe link), deliver a request to the one company you chose, run accounts and billing, send transactional emails (codes, confirmations, receipts, payment notices), keep the Site secure, and publish aggregate statistics that never identify you.

What we never do

We never sell or rent your information, never share a request with anyone other than the companies you picked, never tell a company that you saved, compared or wrote a note about it, and never send texts. Saving or comparing a company has no effect on its ranking. Pros you tick for comparison are kept only in your own browser.

Who we share with

The company you choose (your request only); service providers that run the Site for us: hosting (Hostinger), email delivery (Resend), payments (Stripe), analytics (Google); and authorities when the law requires.

Analytics and your choice

We use Google Analytics 4 (Google LLC) to count visits and learn which pages and features help people, so we can improve the Site. How it works:

• Your choice comes first. A banner asks whether to allow analytics. Until you choose "Allow analytics", Google Analytics sets no cookies; Google may receive cookieless, aggregate signals (for example, that a page was viewed) that cannot be tied to you. If you allow it, Google sets first-party cookies (_ga, _ga_*) for up to 14 months. You can change your mind anytime with "Privacy choices" in the footer, and choosing "Decline" removes those cookies.
• No ads. Advertising storage, ad personalization, Google signals and ad data sharing are always off. We do not run Google Ads or remarketing on this Site.
• No personal details are sent. We never send your name, email address, phone number, notes, request details, sign-in links or payment details to Google. Web addresses are trimmed to an approved list (such as the service and city you searched) before anything is sent.
• What is measured: pages viewed, the type of page, searches by service and city or ZIP, which business profiles and website links are clicked, saves and comparisons, whether a request was sent (not its contents), sign ups and sign ins (method only), plan purchases (plan and price, never card details), and whether you are signed in as a homeowner, landlord or business (never which account).
• IP addresses. Google Analytics 4 does not log or store IP addresses. Google uses them briefly to estimate country and city, then discards them.
• Google processes this data under its own terms and privacy policy (policies.google.com/privacy). Analytics data is kept for 14 months.

Retention

Accounts, lists and notes: until you delete your account, or 36 months after your last sign-in, whichever comes first. One-time sign-in links: expire after 20 minutes. Quote requests: 24 months. Event logs: 25 months. Billing records: 7 years. You can ask us to delete your request records sooner.

Your choices and rights

Signed-in account holders can download all their account data and delete their account (lists and notes included) at any time from Account settings, with immediate effect. Email hello@floridahomenetwork.com to access, correct or delete your information. We honor these requests for everyone, whether or not a law requires it, and respond within 30 days.

Children

The Site is not for children under 16.
