A 4-point inspection reports the age, type and condition of four systems: the roof, electrical, plumbing and heating and cooling (HVAC). Insurers use it to decide whether to write or renew a policy on an older home.

When it is required

Citizens Property Insurance requires a 4-point inspection for homeowner, dwelling and mobile home applications on properties more than 20 years old. Other insurers set their own rules, so ask your agent which form and age limit apply to you. Source: Citizens Property Insurance: Inspections.

What the inspector checks

  • Roof covering, age and visible condition, with photos
  • Electrical panel, wiring type and hazards such as exposed wiring
  • Plumbing supply and drain types, water heater and any active or past leaks
  • HVAC system age and condition

Citizens asks that serious hazards or deficiencies be repaired before you apply.

Who may sign it

A verifiable Florida licensed home inspector, general, building or residential contractor, or building code inspector. Citizens also accepts a Florida licensed architect, engineer or building code official. A trade specific pro, such as an electrician, may sign only the section for that trade.
