Terms of Service

These Terms govern your use of floridahomenetwork.com (the "Site"), operated by Stephens Quantum LLC, a Florida limited liability company, doing business as Florida Home Network ("we", "us"). By using the Site you agree to these Terms. Businesses that buy optional paid services also agree to the Paid Services Terms.

1. What we are

We are a directory that helps Florida homeowners find home-service companies. We are not a contractor, we do not perform or guarantee any work, and we are not a party to any agreement between you and a company. We never sell your request and never charge companies per lead, call or click.

2. Rankings and Featured placements

Rankings are computed only from non-Google public records (for example Florida license records, Sunbiz and Florida DFS); Google ratings are shown live for context only and never used to rank using the published methodology. Rankings are not for sale. Featured placements are paid, labeled "Featured · Sponsored", shown apart from the numbered ranking, and never change it. Rankings are our opinion based on the data available on the date shown and are not a recommendation or guarantee.

Optional paid services for businesses and property managers (paid email requests, Landlord Pro and Sponsors) are covered by the Paid Services Terms. None of them changes rankings.

3. Your responsibilities

Verify a company's license, insurance and references before hiring. Check licenses at myfloridalicense.com. Do not submit false requests, scrape the Site, interfere with its operation, or post unlawful content.

4. Third-party data

Figures come from third parties and are shown with source and date. We hide figures that are stale or that we cannot confidently match to a business. Data may still contain errors; use the Dispute link on any figure and we will review it within 5 business days.

5. Quote requests

When you send a request, it goes only to the company you choose, with your consent. That company's use of your information is governed by its own policies.

6. Content and images

Photos are credited to their source. Owners and rights holders may request removal at /corrections/#image. Copyright notices: see our DMCA policy.

7. Disclaimers

THE SITE IS PROVIDED "AS IS". TO THE FULLEST EXTENT ALLOWED BY LAW WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED. WE ARE NOT RESPONSIBLE FOR ANY COMPANY'S WORK, PRICING, CONDUCT OR LICENSING.

8. Limitation of liability

To the fullest extent allowed by law, our total liability to a homeowner for any claim is limited to $100, and we are not liable for indirect, incidental or consequential damages.

9. Disputes

Florida law governs. Before filing any claim, email us and give us 30 days to resolve it. Any claim not resolved informally will be resolved by individual arbitration under the AAA Consumer Rules, except that either party may bring an individual claim in small claims court. Class actions and class arbitrations are waived. You may opt out of arbitration within 30 days of first using the Site by emailing us. Venue for any court proceeding is [COUNTY] County, Florida.

10. Changes

We may update these Terms. Material changes are posted here with a new effective date before they apply.
